    This is Real Estate IQ’s Deal of the Day. And today we have found an awesome deal for you, in the DFW market.

    Hello everyone. Today is the DFW deal of the day, and our subject property for today is that 1201 Dogwood Drive Benbrook 76126. Looking at the details of this property, it's currently listed 152,500 and worth about 237,433. It has the list price per square foot of $79 and 51 cents and based on the comps in the area. It's estimated price per square foot is $123 and 79 cents. So this one-story property has three bedrooms, two bathrooms, two garages and it has a fireplace as well. And this was built in 1980 with 1918 square feet. I'm taking a look at the map. We'll see where this property is located. So we can grab this little yellow guy on the street or the map and the one with the yellow star. This is our subject property. All right, now we take a look at the comps. So the system selected for comps or four sold comps in the area. And all the comps that are on the same subdivision. Alright. So starting with number one, it has a price per square foot of $128. Pretty good distance. Same with the comp number two. And the first one was sold 36 days ago. And the second one, so nine days ago. So comps number three and four are also good comps. But was not connected with the system since or because of the recency. The recency is pretty good with the three and four, but it's not selected because the system was able to find better comps would be up on a retreat. And comp number three, let's see. Alright was sold 42 days ago with a .26 mile away from the subject property. Comp number four. Was sold six days ago in the same subdivision. So all these comps selected have a pretty good price per square foot. It's all in the same subdivision. Now let's take a look at the photos. So here are the photos of our subject property. All right. Let's see. A little repair remodeling. And here are the photos of the sold comp selected. So first. All right, we're getting a marble countertop with steam appliances. Moving on to our second comp. Alright. This looks good. The fireplaces. Well, already renovated, stainless steel appliances. And moving on to our third comp. Renovated. In our last. Number 20.  Alright, so those are the photos of the sold comp selected. And based on those comps. It gives us an ARV or estimated price of 237,433 so that gives us a discount as well for 84,933 so that's 35.77%. And also based on the rental comps, we're getting the rental index of 1.16.
