Hello everyone. Today is Sunday Antonio Deal of the Day and our subject property for today's at 943 Gramercy Place W San Antonio 78201 looking at the details of this property. It's originated listed at 199,000 and Currently And worth about 189,000 A list price per square foot of $121.15. So this one's already property has four bedroom, two bath. And it was built in 1921. So let's take a look at the map. So we're getting a lot of sold comps on the same subdivision. Alright, so the one with the yellow star. This is our subject property and it's neighborhood. Map around our subject property. Now we go to the comp selected. So basically the systems like that at comps based on the price per square foot distance recency and the subdivision. So let's take a look, the ones in blue. These are the comps, so we have three comps. Right, all the three are on the same subdivision so that there's a gap between the price per square foot of our subject property and the comps selected. So recency. All right.
