    This is Real Estate IQ’s Deal of the Day. And today we have found a fantastic deal for you, in the Austin and San Antonio market.

    Hello everyone, today is Austin Deal of the Day, and our subject property for today is at 14710. That's in Great Eagle Trail of Austin 78734. 

    Looking at the details of this property. It's currently listed at 285,000 coming from its original price, which was 300,000 and this is worth about 404,283. And this is a list price per square foot of hundred $49 and 37 cents, but based on the comps in the area, it's estimated price per square foot is $211 and 89 cents. 

    So this property has three beds, three baths with two garages, built in 2003 with 1800 square feet. So let's take a look at the numbers here. So we have a figures, based on the comp selected so we can check on the comps. Take a look. So here is the map and one with the yellow star. This is our subject property so we can grab the google map. To have an idea of how it looks like the only one who yellow star this as our subject property and it's a good tool for us to check the neighborhood. 

    Alright. So let's take a look at the comps. So the system was able to find 12 sold comps with zero rental comps in the area. So all of the 12 sold comps. The system selected three that are purely based on the price per square foot, the distance the recency into the subdivision. 

    So with the first comp select that that's comp number three. When it comes to the price per square foot. Good distance, recency. In on the same subdivision. Same with comp numbers 11 and 12. It's giving us an estimated price or after repair value of 404,283 and coming from the list price up 285,000, we're getting an IQ discount of 119,283 or that's 29.5%.
