Today is our Real Estate IQ Deal of the Day. Our deal of the day is found at 5841 Wales Avenue Fort Worth, Texas 76133. Let's look at the details. This property has a list price of $199,900 with an estimated price or ARV of $306,222. This House has a rental index of 1.1 with an estimated lease price of $2,229.
Features of the House are the following: 4 bedrooms, 3 baths, 2 garages, 2 carports. It has 1 fireplace and this is a 2-story house residential and single detached. Another thing that we need to look at is the public remark. It says here, great home located in a quiet neighborhood waiting for new owners to make it their own with some cosmetic TLC, features remodeled, kitchen with granite counter tops open to the living and dining area at breakfast. So this was remodeled so look at the comparables.
Okay, so we selected properties number 4, number 5, number 7, and number 9. So, though we have 11 available properties here sold before. but we only need 4 at least, to be our comparables. And so I selected these 4 based on the following, based on the price per square footage, which is higher than our subject property. Based on distance, which is within a mile, recency of 90 days or less, and it belongs to the same subdivision. Another thing is that we need to look at the remarks that it was remodeled as well. But we can use it as our comparable. Recently remodeled, 5 bedrooms, 3 baths. You know, it was updated. So there you go. Looking at these comps, we came up with the numbers such as follows, we got the ARV here of 306,223. And then we got a discount of 34.72% equating or equivalent to 106,322. So let's try looking at number 4. So from the outside, it's good. Yeah, the tiles. I'm not sure if it's wooden or some kind of laminated wood. The kitchen is very spacious. So there you go. You can look at these comparables. Okay, number 7. Very good from the outside. Yeah, there you go. You can look at those 4 comparables that we've selected. But then we still encourage you to do your due diligence, so that you can come up with your rehab or repair budget and then come up with more accurate results here. There you have it.
