    Hello everyone, today is DFW deal of the day and our subject property for today is at 31446 Avenue Fort Worth 76110.  Looking at the details in the property, It's currently listed at 129,000 and worth about 230,736. And it has a list price per square foot of $115 and 18 cents and based on the comps in the area. It's estimated price per square foot is $206 and 1 cent.

    So this one story property has two bedrooms, a bathroom and a garage as well as a fireplace and this was built in 1915 with 1100 and 20 square feet. So looking at the map, so we can site the exterior of the property. So we'll be looking for the property with a yellow star. Alright, so this is our subject property and its neighbourhood.

    Alright, so this the system selected 4 sold comps in the area. So actually, we're getting twelve but the system selected 12 I mean 4 sold comps. So that's purely based on the price per square foot, the distance, the recency and the subdivision.
